hese two tracts form some of the very last private land in this part of Santa Fe County.  They have long been owned and ranched by the respective families.  They lie between five and six miles NW from Las Campanas (the Jack Nicklaus golf development of about 1700 lots) and the very well known La Tierra and La Tierra Nueva developments. While they have different access, these tracts are both about 20-25 minutes from the Plaza.

They are completely surrounded by BLM lands for exquisite riding, hiking, etc.  The views are superb to the Sangre de Cristos and the Jemez so you have, respectively, Sunrise and Sunset views.  National Forest and the Rio Grande River are adjacent to the BLM lands. The Rio Grande can be arrived at via horseback across open country, or by road and is about eight miles NW of the subject properties.

Thus, we have two, 640-acre tracts of adjacent land. These are entire sections (one mile by one mile), which may be purchased jointly, or separately, as they are owned by two historical families who are not related. 

La Tierra Nueva is similar-to-somewhat-higher in price range, and has a security gate.

Now, Back to Our Land
The Ortiz and Hoyt tracts each have rolling topography with a higher central spine.  They provide very good views, meadows and many different aspects for their many potential home sites.  Compared to much of the land in the County these tracts are virtually all quite useable land and this can be a very rare situation in Santa Fe County.

This property is completely fenced.  Vegetation is Pinon Pine and Juniper trees.

The Hoyt Tract

This tract is accessed via Buckman Road, and in the process of becoming an all weather road (it has to be as it is the access road for Santa Fe’s new water infiltration gallery water project). This 640 acres is split into 12 tracts that have been county approved. There is a dual access road that runs across about a mile of BLM when it laterally
departs from Buckman Road about five miles west of the La Tierra Nueva Gate House. Thus, the property has privacy and is removed from Buckman Road.

This tract also has great, great views of the mountains mentioned above, plus views of Diablo Canyon and the Los Alamos Canyons, too.

As mentioned, there is a loop road cut through this tract, serving the 12 already created lots. The land is very similar in vegetation and virtually all of it is quite useable.  Additionally, there are 160 and 400 -acre tracts that could be purchased with this tract, or separately.

Notes:
It is possible that one more section of land could be added to this mix.  That would, in effect, be all the private land in this part of the County and would leave you with a private in-holding, surrounded by government lands.

These tracts are being sold in whole pieces, neither owner desires to subdivide either 640-acre tract.  These tracts are each in estates/LLC’s for multiple heirs.  Therefore, they need to be sold as entire units to obviate the need to disperse different shares at different times to multiple beneficiaries. 

The Hoyt tract is already split into 12 lots averaging a little over 50-acres each, but they will not be sold separately. The 160 and 400-acre tracts mentioned above are also available only as entire tracts.

For developers, please note that the families are very aware of development avenues and for reasons unique to each have not wanted to develop the tracts themselves.  That being said, these are knowledgeable sellers: they will not subordinate, nor will they allow the land to be further encumbered should they choose to carry some paper.

Water would be from State/County approved wells.  A few of these tracts already have wells for stock watering. County Subdivision rules should be studied by any buyer who wants to further split up the tracts.  We feel the highest and best use is for 50 to 100-acre, and larger, personal retreats.
